Rossmoor Pool Builder & Backyard Remodeling
Rossmoor has some of the best back yards in this part of Orange County — larger lots than the cities around it, mature trees, and mid-century homes with room to work.
It also has a wrinkle most homeowners don’t know about until they start a project.
Rossmoor is an unincorporated area of Orange County. It isn’t part of Los Alamitos or Seal Beach, and the County of Orange issues all building permits and conducts all inspections here — not a city building department. If a contractor tells you they’ll file your pool permit with Los Alamitos or Seal Beach, that’s a sign they haven’t worked in Rossmoor.
PoolMax is based in Fountain Valley, a short drive away, and we’ve been building across Orange County for thirty years.
Pool Remodeling and Resurfacing in Rossmoor
Rossmoor was built in the 1950s and 60s, so a good share of the pools here are original to the homes and are now several decades old.
In most cases the shell is still structurally sound and what’s failed is everything on top — the interior finish, the waterline tile, the coping, the deck, and the equipment. A remodel replacing those transforms the backyard at a fraction of replacement cost. We resurface in PebbleTec, mini-pebble, polished quartz, and plaster.
We assess the shell before recommending anything, and we’ll tell you when a pool isn’t worth keeping.
Custom Pool Builders Serving Rossmoor
Rossmoor’s lots give you something most of the surrounding area doesn’t: genuine room.
That makes this a strong market for complete backyard builds — a full-size pool and spa, generous decking and hardscape, an outdoor kitchen or BBQ island, a fire feature, pergolas or shade structures, and landscape designed as one environment rather than added piece by piece over a decade.
Mature trees are a real design factor here, and worth raising at the first site visit. Root systems near a planned excavation affect both the pool and the tree, and that’s much better assessed during design than discovered during digging. Sometimes it changes where the pool goes; sometimes it doesn’t. Either way it should be a decision rather than a surprise.
Established landscaping, existing patios and walls, and side-yard access are all worth walking before anything is drawn.

Permits & City Requirements
Rossmoor building permits go through Orange County, not a city. The County handles plan check, permit issuance, and inspections for unincorporated areas, and the process, timelines, and submittal requirements differ from a city process. We handle it.

Rossmoor Pool FAQs
Who issues building permits in Rossmoor?
Orange County. Rossmoor is unincorporated, so the County handles all permits and inspections—not Los Alamitos or Seal Beach.
Can you build a full backyard, not just a pool?
Yes, and Rossmoor lots are well suited to it. We can build the pool, hardscape, outdoor kitchen, fire feature, and landscape under one contract.
I have large trees near where I want the pool. Is that a problem?
Usually workable, but it needs to be assessed early. Root systems affect both the pool design and the tree's health, and it is far better to resolve those considerations during the design phase.
Do you remodel older Rossmoor pools?
Regularly. Most of the pools here are original to the homes, and most of those shells are worth keeping.
